Why do some sales bubbles display a “+” sign?

On Sales Comparables, a bubble that shows a price followed by a “+” indicates that there have been multiple sales for that property. The price shown is the average of those sale prices. If the bubble shows just a number without the “+”, it means there was only one sale, and the price reflects the actual sale amount.
